Release Recording

At the end of most refinances your old mortgage is “paid off” and closed. Once closed the old mortgage company will mail you a document called a “Release of Mortgage” or Satisfaction of Mortgage”. This document proves to anyone looking at the title to your home that your old mortgage was paid. This document must be recorded to be valid, however most homeowners don’t know this and next time they refinance there old paid mortgage is shown on title. These paid mortgages can be “cleared” by the title company but this process may take several days to a week to complete and can push back you closing plus every time you refinance again this process of clearing this same mortgage will happen.
To help homeowners realDetailed has created an easy system for recording these releases. Here’s how it works.

You receive a release in the mail or locate an old release you have.

Mail your release along with the address of the property your mortgage is for and a money order for $35.00 made payable to realDetailed to.

Once we receive your release we will check it for errors and confirm all the details of the release are correct with your old mortgage company.

We will then have one of our abstractors take your release to the local courthouse for recordation.

Once recorded your release will be mailed back to you for your records.
